What is your guarantee?

How much does your property management cost?

We charge a flat fee of $49.99 per month. This is significantly less than the industry norm of 8-10% of rent.

Are there any up front fees or costs?

Yes, we have a one-time onboarding fee of $399.99

Why are your prices so affordable?

We're a real estate brokerage first. Property management is how we build long-term relationships with investors. When you're ready to buy or sell, we hope you'll choose us. This model lets us offer premium service at a fraction of the cost.

Do you up-charge maintenance?

No, we charge you what we get charged.

Are there any hidden fees?

No. We don't charge you any leasing fees, re-leasing fees, statement fees, or markup maintenance. We're completely transparent with our pricing.

Do you keep late fees from tenants?

No, if a tenant pays late, all late fees go directly to you as the owner.

How do you determine rental price?

We do a comparable market analysis of similar properties in your area that have recently rented. We start with market rent and adjust based on response in the first 5-7 days.

How long does it take to find tenants?

During prime rental season (May-September), typically within 30 days for average properties. Larger or higher-priced homes can take up to 60 days. Winter months take longer.

How quickly can you get my property listed for rent?

Usually within a week to a week and a half, depending on scheduling for professional photos.

How do you screen tenants?

We require 3 times rent in income, 600+ credit score, and do thorough verification including calling current employers and prior landlords. We verify identity and check all references.

How do you handle pets and ESAs?

Regular pets are accepted at your discretion. For ESAs (Emotional Support Animals) with legitimate doctor's notes, we must accept them per Fair Housing laws and cannot charge fees. We verify all ESA letters are from legitimate doctors.

How do you handle maintenance?

We can handle basic repairs under $100 in-house (door adjustments, lockouts, etc.). Licensed work like plumbing, electrical, and HVAC, is subcontracted to specialists. We don't markup any maintenance costs.

Do you have in house maintenance guys?

Yes, we perform our maintenance for most things a handyman would do. We outsource things that require a license to do, like plumbing, electrical, HVAC, etc.

What's your repair approval limit?

Our standard limit is $300. Anything under that, we handle immediately. Anything over, we get your pre-approval first.

Do you keep a maintenance reserve?

Yes. We keep a $300 maintenance reserve from the first month's rent in an escrow account. This is still your money... we just hold it to handle repairs quickly without waiting for owner contributions. It keeps our tenants happy and us efficient.

Do you provide tax documents?

Yes! We send 1099s and all necessary documentation for your CPA at year-end.

When do I get my rent?

We send rent on the first business day of every week. It takes about 3 business days to get to you after we send it.

Do you require long-term contracts?

No, we're month-to-month. If you like our service, you'll stay. If not, you're free to leave anytime after onboarding.

What's included in your management service?

Everything you need for a hands-off management experience! We handle:

What types of properties do you manage?

Primarily single-family homes in good condition (Class A, B, and upper C properties). We're selective because our low pricing requires efficient management.

~ Onboarding process ~

How long does it take to onboard?

If we're placing the tenant, it takes roughly two weeks to get professional photos, create the listings, and syndicate to rental listing sites like Zillow, Apartments.com, Rent.com, Realtor.com, etc...

If you already have a tenant, it takes about one week.

What's the onboarding process?

Simple electronic agreement signing, payment of the onboarding fee, then we handle getting keys, installing electronic locks, taking professional photos, and listing your property within about 2 weeks.

I already have tenants, do you accept that?

Yes, we do, we will work closely with your tenants and the prior property manager to ensure a smooth transition

Can I monitor my property?

Yes, you'll have 24/7 access to our owner portal to view statements, maintenance records, and property details.

What if my property needs repairs before renting?

We can advise on necessary repairs and coordinate them, or wait to list until you're ready. Minor issues can be documented on move-in inspections and don't always need fixed up front.
